Canterbury asking rents set a new record in August, and nationally rents rose year-on-year for the first time in 18 months.

What moved this month
Canterbury set a new rent record. TradeMe's index put Canterbury's median asking rent at a record $600/week in August, up 2.6% year-on-year, driven by record highs for 3-4 bedroom properties, now asking a median $665/week.
The national market turned. The national median rose to $625/week, $5 more than August 2025. It's the first year-on-year increase since January 2025, ending 18 months of flat or falling rents. New rental listings nationally fell 4% year-on-year, while renter demand rose 2% on July and 3% on August last year. Large homes led growth: 5+ bedroom rents rose close to 9% year-on-year to $1,100/week nationally.
Canterbury house prices hit an August record, but sales slowed. REINZ put Canterbury's median sale price at $700,500, up 1.5% year-on-year and the region's highest August median on record. Canterbury's House Price Index was up 2.7%. Canterbury also had its highest August median days to sell since 2008. Nationally, the median was $750,000 (-1.3%) and homes took 51 days to sell.
Borrowing costs moved up again. Fixed mortgage rates rose during August as banks repriced, according to REINZ. Then on 2 September the Reserve Bank lifted the OCR 25 basis points to 2.75%, its second hike in a row, and said the OCR may need to increase further. The decision falls just after this reporting month but before publication, so it matters for investors refixing now.
How much choice do renters have right now
It’s less than it was a year ago. TradeMe reports fewer new rental listings nationally (-4% year-on-year) against rising renter demand, and realestate.co.nz's total rental stock is only 0.9% higher than last August, which suggests properties are being let rather than sitting.
What that means for landlords. Canterbury is one of the regions where rents are still climbing while much of the country is flat or falling. TradeMe also flagged it will be watching prices into summer, the busiest letting season. A well-presented property priced to today's market should let well, but tenants are still price-sensitive: official rent inflation is close to zero.
What this means for you this month
Check your rent against the bond medians. Canterbury 3-4 bedroom homes are asking a record $665/week on TradeMe, while bond medians for 3-bedroom houses sit between $478 (New Brighton) and $650 (Cashmere). If your rent was set a year or more ago, it may be below what new tenancies are signing at. A rent review done properly, with the right notice, is worth a look.
Build a higher rate into your numbers. With the OCR now at 2.75% and the Reserve Bank signalling it may go higher, investors on floating rates or coming up for a refix should plan for firmer repayments.
Plan vacancies around summer. Demand is rising and national listings are falling heading into the busiest letting season. If a tenancy is ending, time the re-let so the property hits the market when renters are most active.
