Tim Bird is a seasoned property investor and landlord with a deep understanding of the rental market. With over 18 years in the police force, Tim brings exceptional problem-solving skills, leadership, and a proactive approach to property management.
As co-founder of Birds Nest Property Management, Tim’s hands-on experience as a landlord allows him to anticipate client needs and provide practical, effective solutions. Known for his integrity and expertise, he is committed to helping landlords maximize their investments while ensuring properties are managed with care and professionalism.

Nicola Skilton
Senior Property Manager
Growing up in Te Anau and having lived across Nelson, Melbourne, and Christchurch since 2017, Nicola brings a grounded, real-world perspective to property management. Her journey into the industry began long before her career did. From the age of 18, Nicola took responsibility for managing flats as the lead tenant, and with 15 years in hospitality and customer service, she developed a natural talent for building connections, communicating well, and understanding the responsibilities that come with rental properties. This, combined with over 12 years of self-directed study into the Residential Tenancies Act and Tribunal cases, led her into property management around six years ago.
Nicola takes particular pride in her understanding of tenancy legislation, viewing it as one of the most important tools for protecting landlords. It doesn't feel like work to Nicola, essentially she turned her hobby into a career.
Nicola believes great property management comes down to one thing - communication. When landlords, tenants, and contractors are all kept in the loop, everything runs as it should.
