What happens when you hand over a self-managed rental to a property manager?

It starts with a conversation and a rental appraisal, we then catch up on your paperwork and compliance, introduce ourselves to your tenant, and take over the day-to-day from a date you agree. Your tenant stays, your rent keeps coming in, and you're no longer the first call when something goes wrong.

Key takeaway:

Handing over doesn't mean starting again. Your tenant stays, your rent keeps coming in, and we pick up the paperwork, compliance and day-to-day from a date you agree.

‍Step 1: The first conversation

It starts with a chat about your property, whether there's a tenant in, what's working, and what's been taking up your evenings. If you're still deciding whether to hand over at all, that's a good conversation to have too.

Step 2: Your rental appraisal

Next, we look at your property alongside what similar homes in your part of Christchurch are renting for, and give you a clear rental appraisal. If you've had a good tenant for a while, your rent may not have moved in some time. The appraisal shows you where it sits against today's market.

You'll also get a plain outline of our all-inclusive fee, so you know the cost before you sign. Once you're happy, we agree a start date and sign the management agreement.

Step 3: A compliance catch-up

Self-managed records often live in an inbox or a kitchen drawer. That's normal. We gather what's needed in one place, including:

  • Your tenancy agreement and any variations

  • Bond lodgement details

  • Healthy Homes compliance records

  • Smoke alarm and insurance details

  • Past inspection notes, photos and maintenance history

Then we carry out our own detailed inspection, checking Healthy Homes compliance, safety and any maintenance risks. If something needs attention, we give you clear recommendations and coordinate trusted local contractors. Nothing goes ahead until you approve it.

Step 4: Introducing ourselves to your tenant

This is often the step owners worry about most, especially if you get on well with your tenant. Some owners like to give their tenant a heads-up first, and we're happy either way.

We then make contact formally, share our details, explain how maintenance requests work and confirm how rent is paid from here. There's no gap in rent collection, and your rent is paid out to you on the 1st and 15th of each month, even when that falls on a weekend or public holiday. Most tenants appreciate one clear point of contact and quick responses.

What you stop doing

This is where you feel the difference. Once the handover is complete, you're no longer:

  • Checking your account for late rent and chasing arrears

  • Taking the call when the hot water cylinder stops working

  • Finding tradespeople and checking their invoices

  • Booking and carrying out inspections every three months

  • Keeping up with Healthy Homes requirements and law changes

What you keep is the say on the big decisions. We let you know about every maintenance issue, big or small, get quotes where needed and check with you before work goes ahead. Our inspections look at your property from an owner's point of view too, so if something is likely to need attention down the track, you can plan for it rather than be caught out.

And you’ll never need to chase us for an update. Your online owner portal is open 24/7, with your statements, inspection reports and other important information about your investment in one place.

What's included

One monthly fee covers the day-to-day running of your tenancy: inspections, compliance checks, rent collection, reporting and tenant communication. We don't add mark-ups to maintenance invoices either. We've set out the full breakdown in our How much could an all-inclusive fee save you? article.

Already with another property manager? Our switching guide covers that move instead.

Ready to hand it over?

Moving to professional rental property management in doesn't have to be complicated. Tim, Jen and our locally owned, investor-led team will walk you through each step and keep you in the loop throughout.

If you've been carrying the load on your own, start with a free rental appraisal. We'll show you where your rent sits and what a handover would look like for your property, then you can decide from there.
